From a $67K floor to a $578K ceiling, Milwaukee’s neighborhood map is one of the widest in the Midwest — and the fastest gains aren’t where you’d guess.
Few cities its size have Milwaukee’s neighborhood-to-neighborhood spread. The typical home ranges from roughly $67K on the North Side to nearly $580K along the lake — an 8-to-1 gap inside a single county.
The priciest neighborhoods cluster on the East Side and the lakefront — the established, walkable, lake-adjacent areas. No surprise there; water and density command a premium in almost every market.
The eye-opener is where appreciation is quickest. Several North Side neighborhoods that sit near the bottom of the price range have posted the largest five-year gains in the county — in cases like Borchert Field, values have nearly doubled over five years off a low base. That’s the signature of reinvestment and recovery, not of an already-expensive area getting pricier.
For a buyer or investor, the combination to watch is low absolute price plus strong recent momentum. Open the Milwaukee tab, color the map by “5-yr change,” and the rising corridors stand out against the steadier high-value lakefront.
