What the data covers

The site publishes housing data for 3,000+ U.S. counties and, in depth, for the 7-county Southeast Wisconsin region: 115 municipalities, 190+ Milwaukee neighborhoods, and 112 ZIP codes. Metrics include typical home values, 1- and 5-year growth, typical rents and gross rent yields, affordability (income required, mortgage payment, price-to-income), valuation versus pre-2020 norms, inventory, and county-to-county migration. Sources and method

Home values and rents come from Zillow Research (ZHVI and ZORI). Incomes and population come from the U.S. Census Bureau (Small Area Income and Poverty Estimates, Population Estimates Program, and TIGER geography). Migration comes from IRS Statistics of Income county-to-county flows. Derived metrics — affordability, rent yield, and valuation versus trend — are computed by Sawar Homes from those inputs and are labeled as such. Nothing on the site is a proprietary estimate presented as fact; every figure carries its source and date.
