Downsizing math in Southeast Wisconsin starts with one fact: the region's municipal typical values are far apart. The median municipality sits at $455,834 as of April 30, 2026, while eight municipalities post typical values under $300,000 — including Cudahy at $292,625, West Allis at $278,519, Kenosha at $284,010, and the City of Milwaukee at $229,887.
The differences are six figures. Selling at the median-municipality value and buying at Cudahy's typical value is a $163,209 spread. At West Allis, $177,315. At the City of Milwaukee, $225,947. A move down from a higher rung is larger still: Delafield's typical value of $757,187 against St. Francis at $292,464 is a $464,723 difference.
Those are value spreads, not take-home checks. Your actual proceeds depend on your remaining mortgage balance, selling costs, and moving expenses — and on what your specific home sells for, which no municipal average can promise.
The recurring savings are easy to underestimate.
